Why this is now law

The regulatory ground under UK rented housing has shifted sharply. The Homes (Fitness for Human Habitation) Act 2018, Awaab's Law (2024) and the Renters (Reform) Bill have all raised the bar on indoor air quality, damp and mould — and the evidence landlords are expected to produce when something goes wrong. Social landlords now face statutory response timelines for damp and mould reports.
